Home-purchasing contracts in the US were canceled at a record rate for July, because nervous buyers got cold feet.
About 58,000 agreements fell until last month, equal to 15.3% of the houses that went under contract, according to Redfin. It was the highest cancellation percentage for a July in data that will go back to 2017, the Brokerage reported.

It is not only that the duration of the housing market, with mortgage interest still increased and house prices that have risen 50% since the beginning of 2020. Buyers now also withdraw more than normal due to uncertainty about the economy. Moreover, with more offers to choose from in many parts of the country, there is less urgency.
Cancellations were especially high last month in building -heavy areas where the inventory was piled up. San Antonio, Texas, where almost 23% of the purchases fell, led first, followed by Fort Lauderdale and Jacksonville from Florida and Atlanta.
Buyers “keep the negotiation forces in many markets and are often not in a hurry,” said Redfin in the report. “They can stop during the inspection period if a better house comes up for sale or discover a problem that they do not want to solve.”

In Virginia Beach, Virginia, area, known for its military bases, the cancellation rate rose to 16.1% of 12.5% a year earlier, the largest annual increase in the metro lines in the analysis of the brokerage.
Jeremy Caleb Johnson, an associated real estate agent with Long & Foster in Virginia Beach, said that many people who have scooped houses during the post-Pandemic purchasing frenzy are now trying to sell properties that work need.
Many of those buyers have apart from inspections only to win bidding wars, he said. Now they throw a paint layer and focus on the flower beds instead of carrying out expensive repairs. Shoppers in the hunt are no longer willing to look the other way, he said.
“Buyers have economic nausea – they feel nauseous about the market,” said Johnson. “They want to buy a house, but sometimes it is too overwhelming when they start concentrating on all moving parts and all the costs involved. Sometimes it is easier for them to cancel and get some fresh air and breathe.”
